Thylander acquires plot on the Southern Harbor in Copenhagen to develop 105 small apartments on behalf of an institutional mandate
Thylander is pleased to announce the plot acquisition of Borgmester Christiansens Gade 53F in Copenhagen SV, where 105 high-quality smaller apartments will be developed across 3,340 sq m.
The plot has a proven location next to Aalborg University's Copenhagen campus and is surrounded by supermarkets, cafés and everyday amenities within walking distance, including the harbour bath and canal quarter at Sluseholmen. The M4 metro line is located 250 metres from the development scheme, providing easy access to Copenhagen Central Station and the city centre within five minutes.
Rasmus Friis A/S has been appointed contractor, with construction expected to start in Q4-2026 and completion expected in Q3-2028. The project targets DGNB Gold certification and alignment with the EU Taxonomy. The seller, NPV, has developed the area and shaped the local plan together with the City of Copenhagen, enabling the development of homes for students, young professionals, expats and similar demographics whose needs are met by small apartments.
Addressing the structurally undersupplied demographic in Copenhagen
This development addresses the structural undersupply of small apartments in Copenhagen by delivering high-quality homes to a historically underserved demographic of students, singles and young professionals.
Bjarke Mikkelsen, Managing Partner & CEO of Thylander, comments: "There is an urgent need for smaller homes in Copenhagen, and we are proud to work alongside our institutional mandate to develop high-quality apartments that help close a structural supply and demand imbalance and provide more housing options for an underserved demographic in Copenhagen.”
We would like to thank NPV for a constructive transaction process.
Thylander was advised by BAHR and Deloitte.
NPV was advised by Plesner and Beierholm, with CBRE running the sales process in close cooperation with NPV.
