CORE COMPETENCES

For more than 30 years, our core competence has been to establish and manage Real Estate funds in partnership with institutional investors, funds and wealthy individuals. Thylander is partner-owned and independent. Our interests coincide with our investors, and we always participate as co-investors.

Our 30+ dedicated employees manage the real estate investments, including identification, purchasing, financing, operations and management with a special focus on development and value optimization towards a sale at the end of the holding period.

Thylander currently manages 10 Real Estate funds and Real Estate consortia, which include both commercial and residential properties as well as development projects. The total portfolio managed – depending on acquisitions, divestments and the establishment of new funds – currently amounts to approximately DKK 15 billion and comprises a total floor area of ​​approximately 800,000 sqm.

Our Focus

Much has changed since we started in 1986. But one thing remains the same. Our focus. It is exactly as razor sharp today as it was more than 30 years ago; Investments in Danish properties.

By keeping the focus on that specific narrow field – Danish private equity real estate – we have built up a second-to-none expertise. And that is why today it is us – with our hand-picked team of specialists – that both the Danish and foreign, and the private and the institutional investors go to.

Why? Because they recognize, it is an advantage to focus on one single strategy as proven by our track record, which shows continuous outperformance. They know that our processes are rigorous and that we keep our word.

That the two things go beautifully hand in hand – trust and return-on-investment – is only possible thanks to our full-service setup, where we are hands on all the way in both the project and investment, from market analysis, property identification and due diligence to development, rental and final sale. In short: we live and breathe for properties, we see opportunities where others do not, we pursue them – and we invest in them together with our customers.

And then we’re back to the little word: focus. That’s how it is today. That’s how it is tomorrow. And so it has been since 1986.

OUR TRACK RECORD

1986

Thylander Established

In the 1980s and 1990s, we brokered significant properties and real estate companies in Denmark. Among others, a large number of retail, office and hotel properties as well as controlling shareholdings in the listed companies Ejendomsselskabet Norden A/S and Det Københavnske Ejendomssocietet A/S.

2000

Vandflyverhangaren

In the year 2000, we acquired the distinctive domicile property "Vandflyverhangaren" on Holmen, Copenhagen. The property was developed into the Danish head office for a Swedish company. The project was awarded by the Copenhagen Municipality's Cultural Foundation and the Association for the Beautification of the Capital, and received the "Wood Prize" and a nomination for the internationally recognized Mies van der Rohe Prize. The property was sold in 2005 with a nice profit.

2003

Hellerup Parkhotel

In 2003, we advised Dades A/S on the sale of a portfolio of properties, including Hellerup Parkhotel, to Atlas Ejendomme.

2006

Scala

At the beginning of 2006, we took the initiative to purchase the historic Scala properties at Tivoli Copenhagen. The purchase happened in a club deal. In the same year, the properties were sold with a significant value creation.

Later in 2006, a portfolio of commercial properties in Ballerup of more than 50,000 sqm was acquired. The property portfolio was resold the same year with significant value creation.

2007

Real Estate Profile of the Year

In 2007, Lars Thylander was named Real Estate Profile of the Year in the Danish "Erhvervsejendom" magazine.

2008

First Private Equity Real Estate Fund

In 2008, the fund TG Partners I was launched with an ambition of investing in well-located properties in Copenhagen after the financial crisis. In 2010-11, investments of DKK 750 million were made. 10 properties in good locations in Copenhagen, Hellerup and Frederiksberg.

2011

Bouwfonds

In 2011, Thylander became transaction manager on an exclusive basis for Bouwfonds European Residential Fund in Denmark. We were in charge of Bouwfond's investments in newly built residential and dormitory properties in Denmark.

At the end of 2011, TG Partners II was founded, which in 2012-13 made investments in seven well-located properties in Copenhagen and Frederiksberg.

2012

TG Partners III

In 2012, TG Partners III was founded. The fund completed the purchase of 26 properties with a total floor area of just over 110,000 sqm.

2013

Absalon

In 2013, the Absalon Portfolio of 36,000 sqm was acquired, consisting of 13 properties in Copenhagen's inner city. The acquisition was made in partnership with PFA Pension. Denmark's largest Pension Fund.

2014

Blue Star and TG Partners IV

In 2014, the fund PFA Blue Star was established with four properties comprising a floor area of approximately 88,000 sqm.

In the same year, TG Partners IV was established with a total equity commitment of approximately DKK 114 million. Approximately DKK 400 million was invested in five properties in good locations in Copenhagen.

2015

TG Partners V

In 2015, TG Partners V was established with an equity commitment of DKK 219 million. The fund has invested approximately DKK 425 million in six properties in good locations in Copenhagen. In the months following the establishment of the fund, investments of an additional DKK 300 million were made.

2016

TG Partners I and IV are sold

At the beginning of 2016, we took the initiative to purchase a property portfolio consisting of six well-located properties in Copenhagen, Frederiksberg and a single property in Søborg. The purchase was made on behalf of two Pension Funds.

In 2016, the remaining three properties in TG Partners IV was sold. The three properties have an area of a total of 13,719 sqm divided into 107 tenancies. The properties are very well located in the exclusive Copenhagen area called Østerbro.

At the end of 2016, the properties in TG Partners I was sold. The seven properties have a total area of 32,790 sqm divided into 140 residential-, 24 retail- and 6 office leases. The properties are very well located in the heart of Copenhagen and in Hellerup, just north of Copenhagen.

2017

Danish Residential Properties

At the beginning of 2017, the fund Danish Residential Properties was established. The purpose is to invest in growth cities outside Copenhagen and Aarhus. Growth cities we in collaboration with the Department of Futures Studies have analyzed and assessed will have a positive population growth and a positive economic development. The two Pension Funds PFA and Industriens Pension subscribing for total equity of DKK 1 billion in the fund.

31 properties have been purchased in Viborg, Holstebro, Fredericia, Esbjerg, Kolding, Horsens, Roskilde and Vejle, respectively.

2018

TG Partners VI

At the beginning of 2018, the fund TG Partners VI was established with an ambition to investing in unique properties in well-located locations in Copenhagen. With the purchase of properties on Linnésgade, Havnegade and Hauser Plads, the fund became a reality.

2019

Forum

In June 2019, Pension Fund PFA - with Thylander as manager - bought the company Forum A/S, which owns the well-known Forum property at Julius Thomsens Plads, Frederiksberg.

2020

King's Square

In partnership with the German Pension Fund Ärzteversorgung Westphalen-Lippe, Thylander bought Danske Bank's historic head office - a property complex of approximately 50,000 sqm spread over 15 buildings uniquely located by King's Square in central Copenhagen.
